Air conditioning for a house: multi-split or several separate splits?

Air conditioning an entire detached house is a different task than solving for a single room in an apartment. Multiple rooms, areas of varying sizes and often several floors need to be addressed. In practice, two options are available: one multi-split system with several indoor units, or multiple independent split systems installed progressively as needed. This article explains which variant suits which situation and how the required capacity is sized.

Two ways to air-condition an entire house

The first option is a multi-split system, one outdoor unit powers two to five (depending on the model, even more) indoor units distributed throughout the house. The second option is to install several independent split systems, each with its own outdoor and indoor unit. Both variants have their place, and the choice mainly depends on how many rooms you want to air-condition at once, whether you have limited space on the façade for outdoor units, and whether you plan to carry out the installation all at once or gradually over time according to your budget.

When does a multi-split system make sense?

Multi-split systems are cost-effective where you need to air-condition multiple rooms simultaneously without installing several outdoor units side by side on the façade or plot: typically in homes where façade appearance matters or where there is simply insufficient space for multiple outdoor units. The advantage is a single central outdoor unit and a cleaner external installation. The disadvantage is that if the outdoor unit fails or requires servicing, cooling is lost in all connected rooms at once, therefore, multi-split systems are mainly suitable where it is clear from the outset how many rooms and with what capacity you intend to serve.

When is it better to install multiple individual split units

Individual split systems make sense where you want to spread the installation over time, for example, by first fitting the bedroom and living room, then adding other rooms later as needed and within budget. Each unit is independent of the others, so any servicing or failure of one will not affect the rest of the house. The disadvantage is having more outdoor units on the façade or plot, which may be undesirable where the building's appearance matters, and slightly higher overall costs for installation materials, since each unit requires its own piping route.

What to consider before deciding

Before deciding between a multi-split system and several independent units, it is advisable to clarify in advance how many rooms you wish to air-condition immediately and how many potentially later, how important the number of outdoor units on the façade or in the garden is to you, and what your budget for installation is. A multi-split system is usually more cost-effective for the initial installation of multiple rooms at once, whereas independent split units offer greater flexibility over time and independence between individual rooms. The answer varies from house to house depending on the layout, room orientation, and how the property is used, therefore we always recommend discussing both options directly with a technician during the survey and not deciding based solely on general advice.

How capacity is sized according to floor area

The required air conditioning capacity depends on the room area, ceiling height, orientation relative to the cardinal directions and the degree of window shading. As a general guideline, approximately 100 W per m² is often used for standard insulated homes; however, higher capacity should be anticipated for attic rooms with sloped roofs or large glazed areas. In multi-storey buildings, it must also be decided whether individual floors will have separate units or if some will be connected into a single multi-split system. Precise sizing is always part of the free on-site survey: an estimate based on general rules can never fully replace a real assessment of the space.

Project price and scope

Installing air conditioning throughout an entire house is usually a more extensive project than fitting a single unit in an apartment, so the price is always determined by an individual quotation based on the number of rooms, the chosen solution (multi-split or multiple splits), and the complexity of routing between floors. What the price of air conditioning with installation comprises and what the indicative price range is for smaller installations is described in the article about air conditioning price including installation . For larger properties, we will prepare an exact quotation after an on-site survey.
